When Do You Need Residential Air Duct Cleaning?

5 Steps to Cleaning Your Air Ducts

In the state of Texas, air duct cleaning contractors are required to hold an air conditioning contractor’s license to clean evaporator coils, cut access openings for proper cleaning of plenums, and to use any anti-microbial products. At Power Vac America, a NADCA-certified Air System Cleaning Specialist (ASCS) will be in charge of your project.

Step 1: Inspect It!

Upon arrival, we conduct a full inspection of the system. This confirms the system can be properly cleaned and allows us to finalize the scope of work before we begin. We document the condition of the system at the start of every job.
Step 2: Clean It!

The first goal is source removal — getting rid of all dirt, debris, dust, and dander inside your A/C system. We clean every component of the HVAC system to NADCA standards, including the return ductwork, air handler unit, blower, evaporator coils, supply ductwork, and all grilles and registers.

  • Clean the Return: Using a portable HEPA-filtered vacuum, we manually clean the return chase and ductwork. Where appropriate, negative suction and a rotary power brush are used. The return grille is also cleaned.
  • Clean the Air Handler: We manually clean the air handler unit (typically in the attic), including the return plenum, blower, evaporator coils, and supply plenum.
  • Clean the Supply: We establish negative pressure vacuum on each supply air duct run. Each duct is cleaned with a rotary power brush through the supply register opening in each room. The HEPA-filtered collection unit captures debris to prevent it from being released into the home. Supply vents and registers are replaced with new ones where we carry the correct size, or cleaned and replaced otherwise.
Step 3: Resurface / Coat It!

To discourage future fungus and bacteria growth, we resurface the internally lined portions of the supply plenum with a Restoration Insulation Encapsulator/Coating. This also helps prevent degradation of the internal fiberglass liner from air erosion. In most cases, after a proper cleaning your ducts will not need to be cleaned again for several years.
Step 4: Treat It!

Once thoroughly cleaned, we treat the non-porous components of the system with an EPA-registered anti-microbial where necessary. This step must only be performed by a licensed contractor with the credentials to work on air conditioning systems — which Power Vac America holds under TACLA 28012 E.
Step 5: Report It!

Upon completion, we report back to you everything that was done — including before and after photos in most cases. We also flag any conditions within the unit that may need repair. While we do not perform mechanical repair work ourselves, we are happy to refer you to an A/C company or relay our findings to your existing A/C contractor.
