When do you need residential air duct cleaning for your home or apartment?
Excess Dust?
Excess dust in your air conditioning system can cause allergy and respiratory problems for you and your family. Over time, dirt, debris, dust and dander builds up inside of the air conditioning system and air ducts. The Environmental Protection Agency has stated that indoor air is up to 70% more contaminated than outdoor air. Left untreated, you may experience allergy and respiratory problems. According to the American College of Allergists, 50% of all illnesses are either caused or aggravated by polluted indoor air.
Proper air duct cleaning removes the excess dust from your A/C system so that your air vents aren’t sending contaminants back into your home.
Mold or Fungus?
Visible mold or fungus on your ceiling register and vents is a significant reason to have your air ducts cleaned. In Houston’s humid climate, mold and fungus commonly develop in supply plenums (the box that connects the ducts before they extend to the rooms) and register boxes (the recessed area above the sheetrock where the ceiling register or vents attach). In fact, one in six people with allergies suffer due to fungi and bacteria present in their air duct systems.
Effective air duct cleaning in Houston, TX, and the surrounding areas involves more than just removing visible mold or fungus. The first crucial step is eliminating their food source—dust, debris, and dander in the A/C system. Following this, the air ducts are treated with an anti-microbial fog and then coated with an anti-fungal solution to prevent future growth.

Musty or mildew-like smells often result from the accumulation of dirt, debris, dust, dander, and mold within the system. These odors can originate from various parts of the A/C system, ranging from the pan beneath the air handler unit to the inner lining of the ductwork.
To effectively eliminate these odors, professional air duct cleaning involves a thorough removal of all dirt, dust, debris, and dander from the entire A/C system. This is followed by an anti-microbial fog treatment and an anti-fungal coating applied to the ducts, which not only addresses the current smells but also helps protect the future quality of your indoor air by preventing their recurrence.
5 STEPS TO CLEANING YOUR AIR DUCTS
In the state of Texas, air duct cleaning contractors are required to have an air conditioning contractor’s license to clean the evaporator coils, cut any access openings for proper cleaning of the plenums and to be able to use any anti-microbial products. Additionally, at Power Vac America, a NADCA certified Air System Cleaning Specialist (ASCS) will be in charge of your project.
Upon arrival, we will conduct an inspection of the system(s). This will ensure that the system(s) can be cleaned, at which point we finalize the scope of work to be performed.
The first goal in residential air duct cleaning is getting rid of all the dirt, debris, dust and dander inside your a/c system —what we call “source removal” in the biz. We clean every component of the HVAC system to the NADCA standards. These components include: the return ductwork, air handler unit (typically in the attic), blower, evaporator coils, supply ductwork, the grilles and registers.
- Clean the Return: Using portable HEPA filtered vacuum, we manually clean the return chase and ductwork. When appropriate, the negative suction and rotary power brush are used to clean the return ductwork. The return grille is also cleaned.
- Clean the Air Handler: Using portable HEPA filtered equipment, we manually clean the air handler unit (typically in the attic), including the return plenum, blower, evaporator coils, and supply plenum (the box that the ducts hook up to before they go to the rooms).
- Clean the Supply: Using our portable collection unit, we establish a negative pressure vacuum on each supply air duct run in each room. We clean each supply duct run with a rotary power brush through the supply register opening in each room. The nylon brushes clean the side walls of the ductwork. The negative pressure collects the debris in the HEPA filtered collection unit to control any of the dirty material from being released into the home or workplace. We carry a supply of the most common size vents/registers on our trailer. The supply vents/registers will be replaced with new ones as long as we have the correct size. Otherwise they will be cleaned and replaced.
To help prevent future growth of fungus and bacteria, we will resurface the internally lined portions of the supply plenum with a Restoration Insulation Encapsulator/Coating. This will also help prevent the degradation of the internal fiberglass liner from “air erosion”. In most cases, after we’ve finished cleaning the air ducts in your home, you won’t need to have them cleaned for several years!
Once thoroughly cleaned, we treat the non-porous components of the system with an EPA registered anti-microbial (if/when necessary). This helps to prevent the regrowth of mold and other fungal activity. This is an important step in residential air duct cleaning, and should only be done by a licensed contractor with the credentials to perform work in air conditioners.
Upon completion, we will report back to you what was done. In most cases we will provide before and after pictures. In our report back, we flag any conditions within your unit in need of repair. Although we ourselves do not do any mechanical repair work, we are more than happy to refer you to an A/C company or relay our findings to your A/C contractor.
